Almería property prices and market in 2026: the affordable Mediterranean with Europe's most profitable farming

Almería is the statistical anomaly of European agriculture: in the 21st century, the province has turned 50,000 hectares of semi-desert into the largest concentration of greenhouses in the world – the so-called “sea of plastic” – which produces 50% of the fruit and vegetables that northern Europe eats in winter. That world-class agri-food engine (more than €4 billion in exports a year) generates a solid local economy, stable jobs and rental demand in the capital and in the towns of the Poniente, western Almería (El Ejido, Roquetas de Mar, Vícar), whose real scale outside investors rarely appreciate.

The city of Almería: overlooked by investors

The city of Almería has 200,000 inhabitants, the Alcazaba (one of the best-preserved Moorish castles in Spain), the historic centre of a white Andalusian city and a property market that is still one of the most affordable on the Spanish Mediterranean. Purchase prices range from €1,000 to €1,600/m² in most neighbourhoods, generating gross yields of 7.5% to 10.5% in working-class neighbourhoods.

The neighbourhoods with the best ratio in the city of Almería

  • Los Ángeles and El Zapillo: Working-class neighbourhoods east of the centre. Prices between €1,000 and €1,400/m² in Los Ángeles; El Zapillo, next to the seafront promenade, is now around €2,000/m². Yields of 8% to 10.5%. Strong rental demand from workers in services and farm-produce distribution.
  • El Faro and Oliveros: Working-class neighbourhoods in the north. Prices between €850 and €1,200/m². Yields of 9% to 12%. The highest-yield segment in the city of Almería.
  • El Quemadero and the area around the University (UAL): The Universidad de Almería has 12,000 students on a campus to the east of the city. The neighbourhoods nearby generate student demand, with yields of 9-13% when letting by the room.
  • El Centro (the city centre): Prices between €1,300 and €1,700/m². Yields of 6.5% to 8%. More stability and less management, but a lower maximum yield.

The Poniente Almeriense: the agri-food labour market

The towns of the Poniente – El Ejido (90,000 inhabitants), Roquetas de Mar (more than 110,000 inhabitants), Vícar, La Mojonera – are the real economic hubs of Almería's intensive farming. El Ejido has the highest volume of farm exports per capita in Spain. These towns have a very specific rental market: farm and logistics workers, many of them Moroccan, African and Latin American immigrants, who rent rooms or shared flats in basic units. Gross yields in that segment can be extraordinarily high (12-18% gross), but with a management profile that calls for dedication and experience.

Tourism in Cabo de Gata and the eastern Almería coast

Almería has one of the most spectacular protected natural areas in Spain: the Cabo de Gata-Níjar Natural Park, with the most unspoilt beaches on the European Mediterranean. Places such as San José, Las Negras, Agua Amarga and Níjar have an upmarket summer holiday-let market, with seasonal yields of 15-25% in high season (July-September). However, the natural park severely limits new building, which keeps the supply of properties very restricted and prices high in those areas.

Andalusia's ITP: the most favourable of the large southern regions

Andalusia has a general ITP (Impuesto sobre Transmisiones Patrimoniales, the property transfer tax) rate of 7%, the lowest of the southern Mediterranean regions (vs. 9% in the Valencia region, 10% in Catalonia and 7.75% in Murcia). That 2-point difference compared with Valencia, on a €100,000 purchase, means €2,000 saved on the entry cost in favour of the investor in Almería. It is the most favourable tax factor on the whole Mediterranean arc for investors.
